Flat price report (PDF) – 39 zł

The free estimate gives a rough result. The report puts the data, comparisons and practical tips in one document – in English, before you sell or buy a flat.

The report is not a formal valuation report (operat szacunkowy) and not an appraisal by a licensed property valuer (rzeczoznawca majątkowy). It is an automatic summary of prices from notarial deeds.

Check if the report is available for your flat

First we check the data for free. You see exactly what the report contains before you pay.

What the report contains

  • Before-selling or before-buying version – at the top the estimated transaction price and the most important factor, then reference points from transaction prices of similar flats.
  • Your flat compared with the area – estate or street, district, city and Poland: number of sales, typical price per m² and typical price range.
  • Prices in bands – four bands, each with roughly a quarter of the sales, and the band of your flat.
  • Price change over 12 and 24 months – only where both periods had at least 30 sales.
  • Why the estimate differs from the typical price and what to do before listing the flat or making an offer.
  • Asking price or your planned price compared with the estimate – if you enter it in the order: the difference in złoty and per cent, with no judgement on whether the price is good. Without a price the report shows only the reference points.
  • Flat card and checklist – for each feature, whether you entered it or it comes from the data; at the end a list of things to check based on gaps in your answers and 3 questions for the seller or to confirm before listing.
  • PDF in English – the report on screen and to download, with the date and data source. The numbers are the same as in the Polish version.

Data rules

  • Only prices from notarial deeds in the Register of Real Estate Prices – not asking prices. We update the data monthly.
  • Every figure comes with the number of sales and the period. We do not show groups below 30 sales; 30–59 sales are marked “few sales”.
  • Single sales only in the list of up to 10 recent sales of similar flats nearby – simplified (month, floor area and rounded price; no flat numbers, floors, exact dates or parties), when the data has at least 3 such sales. Whether your report has the list is confirmed when you first open it after payment.
  • You can only order the report when your result is based on at least 30 sales.

How to order

  1. Get a free estimate. Below the result there is a “Flat price report (PDF)” card.
  2. Choose the version (before selling or before buying), enter your e-mail and tick the consent to deliver the report right away. You can also enter the asking price or your planned price – the report compares it with the estimate.
  3. We e-mail you a payment link – usually within 1 working day (online payment is not available yet; we send the link by hand).
  4. We will e-mail the link to the report as soon as the payment is received. You open the English report on screen and download it as a PDF.

Questions

Is this a valuer's appraisal?

No. It cannot be used where the law requires a formal valuation report (operat szacunkowy) – for example for a mortgage, court cases or dividing property.

When will I get the report?

We will e-mail the link to the report as soon as the payment is received.

Can I withdraw from the contract?

We send the report right after payment, so when ordering we ask you to tick your consent to that. Once the report is delivered, the right of withdrawal ends. Until then you can cancel at no cost – just reply to the e-mail.

What if the report does not open or is for a different flat?

Reply to the e-mail with the report – we will deliver a correct report within 14 days or, if that is not possible, refund the full payment.

What language is the contract in?

The Terms of Service (§5a – PDF report) and the Privacy Policy are in Polish, and the Polish version is binding. You get the report and e-mails in English; the e-mails also include the binding Polish version.
